Get a Free EstimateFollow the water before you dig
Standing water, a soggy lawn, a wet crawl space and mulch washing across the driveway are all the same problem seen from different angles. The fix is rarely one product; it is finding where the water arrives, where it collects and where it can legally go.
We walk the property, usually during or after rain if we can, and design the shortest, most reliable path from the problem to a proper outlet.
French Drains
Perforated pipe in clean stone, wrapped in filter fabric, with a genuine daylight outlet.
Catch Basins
Surface inlets in the low spots, connected to solid pipe running away from the house.
Downspout Extensions
Buried downspout lines that discharge well clear of the foundation.
Regrading
Reshaping the ground so it slopes away from the house at the correct fall.
Dry Creek Beds
Stone channels that carry heavy flow and look like a feature rather than a repair.
Sump & Pump Systems
Where gravity will not do it, a pumped system sized for the actual volume.

Frequently asked questions
Why is water pooling next to my foundation?
Usually a flat or reversed grade in the first 10 feet from the house, combined with downspouts discharging right at the wall. Both are fixable and both matter more than any other drainage work.
How much does a French drain cost?
It depends almost entirely on length, depth, and how far the outlet is. We price by the run after walking the site, and we will tell you if a cheaper regrade would solve it instead.
Will a French drain fix a wet crawl space?
Often it is a large part of the answer, along with gutters, downspout extensions and grading. Sometimes interior work is also needed. We will be straight with you about which.
Where is the water allowed to go?
To a legal outlet on your own property or an approved point. Not onto a neighbour's yard. We plan the outlet before we plan the pipe.
