Do you charge for design?
Consultations and estimates are free. Larger projects needing detailed drawings or 3D visuals carry a design fee, quoted upfront and credited against the build.
Can I take the design to another builder?
You can. We would rather you did not, but you are paying for the work and we are not going to hold it hostage.
How long does design take?
Typically one to three weeks from site visit to a concept you can react to, then a round or two of refinement.
What if the design comes back over budget?
Then we adjust it. That is exactly why we price by element — so you can cut the right thing rather than cheapening everything.
