Good drainage does not make water disappear. It moves water away from structures and vulnerable soil along a controlled route. The right fix may be grading, extended downspouts, a surface drain, a swale, a subsurface line or a combination. Installing a drain without understanding the source often moves the puddle rather than solving it.

Read the property during rain

Photos and video taken during a heavy storm are useful evidence. Record where water enters, where it slows and where it leaves. Look for roof discharge, uphill runoff, compacted soil, low areas beside foundations and hard surfaces that send water toward the house. A dry-day site visit can identify grades, but storm evidence shows the volume and direction.

Start with simple sources

Roof water concentrated at a short downspout can overwhelm the ground beside a foundation. Extending the discharge to a suitable outlet may solve more than an elaborate yard system. Soil that has settled against a walkway or patio can also reverse the intended fall. Correcting these basic conditions should be considered before adding buried pipes.

Surface and subsurface options

  • Regrading: reshapes the surface so water keeps moving rather than collecting.
  • Swales: broad, shallow channels carry sheet flow while remaining part of the landscape.
  • Catch basins and channel drains: collect water at known low points or hardscape edges.
  • Solid drain lines: convey collected water without intentionally soaking the surrounding soil.
  • French drains: intercept groundwater through a stone-filled trench and perforated pipe when that is the actual problem.

Retaining walls need their own drainage

A wall holds back soil, so water pressure behind it must be relieved. Free-draining aggregate, filter separation and an outlet path are part of the wall system, not optional extras. Surface water above the wall also needs control. A strong wall can still move if saturated soil continually pushes against it.

Choose a responsible outlet

A drainage line needs somewhere lawful and stable to discharge. Sending concentrated water toward a neighbour, across a sidewalk or onto an eroding slope creates a new problem. The outlet may need a daylight termination, pop-up emitter or erosion protection depending on the grade and volume. Verify utility locations before trenching.

Protect the finished landscape

Drainage construction disturbs soil, and bare soil can erode before plants or turf establish. The restoration plan should include compaction where appropriate, topsoil, seed or sod, and protection at outlets. Keep grates clear of leaves and inspect visible outlets after major storms so the system remains useful.

Is every wet yard fixed with a French drain?

No. French drains address subsurface or interceptable water. Surface runoff, roof discharge and poor grading often need different measures.

Why does water collect beside my patio?

The patio or surrounding soil may fall toward a low point, a downspout may discharge nearby, or the outlet path may have settled or become blocked.

Can drainage be added with a retaining wall?

Yes, and drainage behind and above the wall should be designed as part of the wall rather than added after movement appears.
